As-built and foundation location survey
An as-built survey records what was built and where it sits in relation to the property lines and setbacks. Builders use a foundation location survey after the footings or foundation go in, before framing, so a setback problem is caught while it can still be fixed.

When you need it
- A foundation is poured and the lender, builder or county wants it located before framing
- A finished home or addition needs to be shown on a plat
- A short-term rental or cabin build needs proof of setbacks
- A permit close-out asks for an as-built drawing
What you get
- A plat showing the foundation or building, the lines and the setback distances
- Elevations of the foundation if requested
- Copies for the builder, lender or permit office
What we need from you
- The property address and parcel number
- Who needs the survey and why (lender, builder, county)
- A copy of the site plan or approved plans, if you have them
- When the foundation will be ready to measure
You can also stop by the office in Sevierville with your deed or an old plat and we will look at it with you.
Timing and cost
Foundation checks are time sensitive for the builder, so tell us the pour date and we plan the visit. The plat usually follows the field visit quickly once the office has the plans.
Every job is quoted after we look at the property and the records. There is no charge for the quote.
Questions about as-built and foundation location survey
When should the foundation survey be done?
After the foundation is in and before framing starts. That is the last point where a setback problem is cheap to fix.
Do you need the building plans?
They help. The site plan shows the intended setbacks, so the plat can show what was planned next to what was built.
