Boundary survey

A boundary survey finds where your property lines really are, sets or recovers the corner pins, and gives you a signed plat you can rely on. It is the survey most people mean when they say they need their land surveyed. We research the deeds and plats of record, measure in the field, and show exactly what was found.

When you need it

  • Before you build a fence, driveway or outbuilding near a line
  • When you buy land and want to know what you are getting
  • When a neighbor and you see the line differently
  • Before clearing or logging near a property edge
  • When corner pins are missing or you cannot find them

What you get

  • Corner pins found or set, with flagging so you can see them
  • A signed and sealed plat showing lines, distances, bearings and monuments
  • Notes on any encroachments, gaps or overlaps we find
  • A digital copy for your records, your attorney or your title company

What we need from you

  • The property address
  • The parcel or tax map number if you have it
  • Why you need the survey, so we mark what matters to you
  • A copy of your deed or any old survey, if you have one

You can also stop by the office in Sevierville with your deed or an old plat and we will look at it with you.

Timing and cost

Tell us if you have a closing, a permit or a contractor waiting and we schedule around it. Mountain lots with old or missing corners take more field time than a subdivision lot; we will tell you what to expect when we quote.

Every job is quoted after we look at the property and the records. There is no charge for the quote.

Questions about boundary survey

How do I know if I need a boundary survey?

If you plan to build, fence, sell, or settle a question about where a line is, you need one. A plat from years ago shows what was found then, not whether the pins are still there now.

Will you mark the corners so I can see them?

Yes. We set or recover the corner pins and flag them, and we can flag the line between corners on request so a fence crew can follow it.

What if the survey shows my neighbor is over the line?

The plat shows what we measured and we explain it plainly. What you do next is between you, your neighbor and, if needed, an attorney. We can support that with a written report and testimony.

Does a survey settle a dispute?

It establishes the facts on the ground. Most questions end there. If a dispute goes further, the plat and our field notes become the record.
