Mortgage and title survey
When a lender or title company needs a survey before closing, the clock matters. We locate the lines and the house, show easements and setbacks that affect title, and get the plat to the people who need it so the closing stays on schedule.

When you need it
- A lender or title company has asked for a survey before closing
- You are buying a home or cabin and want the lines and improvements shown
- A title exception needs a survey to clear it
- A refinance requires a current survey
What you get
- A plat showing the boundary, the house and other improvements, and visible easements
- Setbacks and encroachments noted where they affect title
- Copies sent to your closing attorney, title company or lender, with you copied
- Corner pins recovered or set as the job requires
What we need from you
- The property address and the closing date
- The name of the title company or attorney handling the closing
- The parcel number and a copy of the title commitment or deed, if you have it
- Who the plat should be sent to
You can also stop by the office in Sevierville with your deed or an old plat and we will look at it with you.
Timing and cost
Closings run on dates, so tell us the date first. We book title work in the order requests arrive and tell you right away whether we can meet the date.
Every job is quoted after we look at the property and the records. There is no charge for the quote.
Questions about mortgage and title survey
Who orders the survey, me or the title company?
Either. Often the buyer calls us directly after the lender asks for it. We coordinate with the title company so the plat reaches them in time.
Is this the same as a boundary survey?
It is a boundary survey with the house and improvements located and the title matters shown. The plat is prepared with the closing in mind.
What if the closing is this week?
Call the office rather than filling in the form. We will tell you straight away what is possible.
